Hi, Emanuel here from Capable Home Buyers. I’m at a house that we are rehabbing currently and thought I’d just shoot a quick video. Many people have foundation issues and under floor issues, joists and problems with their under floor that needs securing. And we get asked quite a lot, do we purchase homes with foundation issues or with problems with the structure? And we do. The short answer is we do. I thought I’d give you a bit of a what’s going on here. So this is the house that we’re rehabbing. So we’re taking out some walls and doing some things around the house, but this area of the floor in particular was really bad. This is where two bathrooms are going. There’s going to be a bathroom for the master bedroom and a main bathroom for the rest of the house. And you can see we’ve pulled up the entire subfloor because it’s completely rotted out, well destroyed. But you can see some markings here on the wood where there’s wood destroying fungus and other problems with the structure itself.

We fix all this. When you purchase a home from Capable Home Buyers and you get your home inspector in and even if you want to do a termite and moisture inspection, structural engineer, any inspections you want done, all of these sorts of things are all repaired and fixed. The rest of the floor over here and here in the hallway and the rest of the house has all structure issues as well right through here, and we are going to fix all this from underneath. People are going to crawl under and actually fix it all from underneath. But that area in there, that was really bad. So that had to be fixed from above. This is going to be a really nice house when it’s done. We’re putting in a whole new kitchen. Kitchen’s going in this area here and beautiful big kitchen and all these walls are getting opened up. All this is getting ripped out. This is quite an extensive rehab. But give you an idea of what’s going on.
