Stop Foreclosure – How We Help

Capable Home Buyers has helped many people get out of financially stressful situations and I made a quick video to let you know how we have helped people recently stop foreclosure.

Early 2021, we were contacted by a couple who responded to one of our postcards and they wanted to sell their house in Portsmouth Virginia, because they were in a bad financial situation. They contacted us in a last-ditch hope to save them from falling into foreclosure and bankruptcy.

They researched us online and confirmed that We Buy Houses Portsmouth and then they gave us a call. I went out to meet with them at their home.

Many peoples first impressions of Capable Home Buyers is that we are just “sharks” trying to buy houses cheap. Although there are many people in the house buying business that are unscrupulous, I work very hard on helping people and not just taking advantage of their situation. I am committed to providing Win-Win solutions.

With these people in Portsmouth, the first thing we did was help them contact their financier to see if they could get a loan modification and understand what that would look like and if it would help the couple. We helped them craft an email to gather all the information needed to make an informed decision including; reducing the monthly payment, catch up amounts, differing payments, adding the outstanding to the principle balance, short sale opportunities, etc. and we asked for suggestions from the bank what they thought our best option would be to catch up and put us in good standing.

While we were waiting for a response from the bank, we worked on a plan to either list the house on the market to obtain the highest possible price for the house or sell to Capable Home Buyers.

I brought in a local experienced real estate agent to discuss with them listing the house on the open market and what would need to be done to the house to get it ready for sale. Of course, spending money was not really an option, however, there were things this couple could do to make the house more appealing to potential buyers like cleaning the house, decluttering and some minor yard work to improve curb appeal, etc.

Further, the agent was also able to begin the discussion about the Short Sale process and how it would benefit this couple. It gave the couple time to research, discuss and make an informed decision.

When the response came back from the financier with their suggested options, it was clear to all of us that the short sale option was the best route for this couple.

At this point I should tell you it took approximately 8 months from receiving the first call from the couple to me to when Capable Home Buyers purchased this property as a short sale from the couple and their financier. This is not typical but please understand that things can take time and dealing with financiers can be excruciating.

Now, a short sale is not for everyone.

Selling to an investor is not for everyone.

Selling on the market is not for everyone.

What is for everyone is to do the research and talk to people from all areas of the situation and come up with the best game plan.
